History and Info on 230 Buist Ave. Rezoning

Amy Doyle has provided the following info for those interested in the October 18 meeting re: the rezoning of 230 Buist Ave:

The 230 Buist property was a lighting and electrical company for 60 years on the edge of Buist and Rutherford Road.  The proposed new property owner is a longtime local engineering firm, Site Design.

The current zoning is residential even though the use was commercial for many many decades.  Truthfully, we should have updated the zoning map to allow for the zoning to be reflective of its long term use, but this was missed in the Comprehensive Plan.  The Comprehensive Plan does call for businesses and employment on neighborhood corridors.

The neighbors concern about OD zoning is fair and I have asked for the planning staff and the applicant to consider a zoning class that would not be more conducive to a “neighborhood edge” such as RDV or a Flexible Review District.  Most people support the applicant Site Design, but other “OD permissible” uses is a concern.
